The Problem

Our clients had bought an old, untouched property in West London. While they saw its potential, in its existing form it didn’t provide enough space or the right layout for the needs of their young family and busy lifestyle.

The Wishlist

The clients wanted the downstairs space to be both elegant and practical. At the front of the house, they wanted to increase the size of the first reception room and add a ground-floor cloakroom and utility room.

They also hoped to extend and open up the rear of the property to create an open-plan kitchen, dining and living area to create a better flow for family life and entertaining.

The two double bedrooms and box room upstairs weren’t sufficient. The clients wanted to increase the size of the master bedroom and add a dressing room and ensuite bathroom, as well as gain additional bedrooms by going up into the loft area.

As our client works in the fashion industry, it was essential the new spaces could be used for photoshoots and property styling for her popular fashion blog.

The Solution

Beginning with our consultation and live design session, we carried out a measured survey and worked with the clients to develop the brief and design the new layout.

The solution for this whole house renovation incorporated a ground-floor side return extension, remodelling of the first floor and a vast loft conversion with a loft pod to the rear.

To meet the accommodation brief we used our planning policy expertise. By submitting two separate applications, we were granted planning permission and were successful in adding the sq. footage needed.

On the ground floor, we created a spacious front reception room and used the darker areas in the centre of the property to house a utility room and W.C.

At the rear of the property, we extended the home out into the side return and removed internal walls to create a light and bright, stylish kitchen, dining and living area.

Upstairs, we created four double bedrooms, three bathrooms and a dressing space to really add value to the accommodation. We also incorporated innovative storage solutions throughout

The Results

This property has been transformed to create an inspirational and functional home and is a fantastic example of the successful integration of architecture and interior design.

The use of natural light throughout the project has achieved well-thought-out spaces that deliver an oasis of calm and luxury.

The client worked with friend and interior designer, Charlie Boardman, who’d recently established her company ‘Bricks and Velvet’ - at Bespoke Living, we continue to work with Charlie on several London projects. Together, they’ve created beautiful interiors throughout the house which complement the natural flow of the redesigned property.

Each room now has its own identity whilst adding touches of glamour through elaborate wallpaper, glossy tiles and a stunning mirrored splashback in the kitchen - all perfectly suited for use in the client’s fashion photoshoots.

The thoughtfully appointed downstairs W.C. boasts gilded finishes and gold patterned wallpaper, using the darker central area of the home to its benefit by creating a dazzling space to uncover.

Upstairs, large, light and tranquil spaces bring thoughtful layers to the home. They provide places to retreat to and enjoy, with plenty of room for the client’s young family to grow.

This property is now uniquely bespoke, reimagining the dated spaces has transformed it into a truly beautiful home the clients love and will enjoy together for years to come.
